Our land and development team has secured the sale of a five-acre parcel in Leicester Forest East, enabling new affordable homes to be created in the popular suburb.
Acting on behalf of the landowner, our director, Trevor Wells, alongside the joint agents, Brown and Co, has negotiated the sale with outline planning consent for 58 homes to a local housing association.
Trevor comments: “Leicester Forest East is a popular location for young families and commuters, so this site attracted a good level of interest. This, coupled with the distinct lack of immediate development land for housebuilders in the region, mean land values remain strong.
“Affordable housing sits at the core of the new government’s housing plans but there still remains a shortage of land. Although the newly announced plans make an allowance for this by releasing grey belt land and introducing mandatory local housing targets, until we see a change in attitude locally by councillors that sit in development control, it’s unlikely we’ll see a significant change in the number of consents issued.
“Strategic land takes time to work through the planning system, even with the proposed New Housing Accelerator Taskforce that is set to tackle the greatest constraints to the development of larger sites. If you’re not active in promoting your land, it will not get the allocation. Instead, land that is being presented in a way where Local Authorities can see it’s deliverable and will help meet local housing need, will. This always takes longer than you expect, so now is the time to act,” advised Trevor.
