We’re always grateful to know we’ve done a good job but when we received this handwritten note and bottle of champagne from one of our Landlords, it was a very pleasant surprise! The transaction was for a well-appointed, commercial premises in Market Harborough, where the Landlord had a ground floor unit and two further floors above. Our surveyors recognised various aspects about the property that could result in achieving higher rent. A secondary access point was identified, meaning the first and second floors could be sublet separately, whilst a discount could also be applied to the retail element due to a compromised display window. Both these points had been overlooked by the Landlord’s previous surveyor, a national practice, and the Tenant’s surveyor, so we were able to secure a successful rent review. The importance of local knowledge, attention to detail and a fresh perspective can often lead to the best results!
