Some creative thinking and the local knowledge of our commercial agency team has secured new tenants for a high street premises in Market Harborough.
The first floor at 13 High Street is a 1,716 sq ft space in the centre of the town. Its existing layout, which featured a large open plan space, presented a challenge which was effectively overcome by our Director, Jason Hercock.
“Whilst the property had been refurbished to a high standard, it didn’t suit the type of building or current local market conditions,” said Jason. “After discussion with potential interested parties, it became clear that the layout would be better adjusted so we recommended a reconfiguration into two units, enabling the tenants’ businesses to agree the deal,” adds Jason.
13 High Street’s landlord, Robert Graham of OMNI Estates comments: “This transaction was complicated by the property’s layout but this did not deter Jason, who quickly demonstrated some ‘out of the box thinking’ to subdivide the space. Jason then managed to identify two occupiers and in doing so, not only reduced operational costs for each occupier but also added value to our commercial space. We were recommended Wells McFarlane and, after a positive experience, would recommend them to others.”
The new tenants at 13 High Street are Harborough Pilates Centre, which offers traditional pilates based on mat fundamentals as well as on apparatus including Reformers, and Inspired Personal Training, providing wattbike indoor bike classes, personal training and Gyrotonic exercise. The move marks a relocation for both businesses, which sought a busier location within the town.
