We have successfully negotiated a long-term lease and the subsequent sale of a prominent industrial premises in Telford, Shropshire.
Following the former tenant’s receivership, we were instructed to let the 13,578 sq ft unit, which sits on an established industrial park to the east of the town centre. Our director, Andrew McFarlane Holt managed marketing and negotiations. He comments: “Industrial buildings of this quality, with a private yard, parking and benefitting from excellent road connections, do not become available very often and therefore when we went to market there was very strong interest.
“Within just four weeks of being instructed, we had negotiated terms with a new occupier, who signed a 10-year lease with no break clauses at an improved rent.
“Following the conclusion of this letting, the landlord confirmed their intention to sell the property, and we subsequently secured a deal for the new tenant to take ownership.
“This successful outcome was possible because our approach is to build relationships with landlords and tenants, enabling us to fully understand their requirements. In this instance, we were aware the new occupier had long-term aspirations to grow their business in Telford and investment in the property would help achieve this. We were pleased to negotiate the sale as swiftly as the original lease,” adds Andrew.
