Our team has confirmed the first retail and commercial units at Broadnook, Leicestershire’s first Garden Village, are new to market.
We have launched a trio of units at Broadnook Court, which is currently under construction by Davidsons Homes and will be ready for occupancy at the end of 2027. Comprising between 2,690 and 6,673 sq ft space, the three units are available to let individually or as a whole, and are located in a stunning detached courtyard directly opposite Broadnook village centre and community hall.
“Broadnook Court has been thoughtfully designed to serve as the community’s primary artisan high street and social destination,” explains Andrew McFarlane Holt, our Managing Director, who is marketing the units. “This retail hub has taken inspiration from traditional converted estate stables and is arranged around a central courtyard, creating a natural meeting point.
“This trio of prominent retail units provides ideal space for a restaurant, café, farm shop, or other artisan retail offerings, and represents an exciting opportunity to be one of the founding businesses in this brand new community, which will eventually create almost 2,000 new homes. Business owners and investors looking to become part of Broadnook’s success are encouraged to make prompt enquiries as we anticipate strong demand for these units,” adds Andrew.
Broadnook Court forms part of a wider commercial offering at Broadnook Garden Village that will also include a bakery, convenience store, a children’s nursery school, pharmacy, pub/bistro, doctors and dental surgeries. Surrounding the retail hub is extensive open green space, a new country park, formal garden, sports pitches, cricket pavilion, ponds and allotments.
Andrew continues: “It’s fantastic to see Broadnook’s ongoing evolution. Our involvement with this site spans more than a decade and includes the original land sale, which completed in 2022. Bringing Broadnook Court to market marks a significant step forward and we’re looking forward to working with new occupiers as they become an integral part of the village. We’ll also shortly be launching additional retail and office space, so potential tenants are advised to register interest as soon as possible.”
Broadnook Garden Village is situated south of Rothley in North Leicestershire. New homes are under construction by Davidsons Homes, Bovis Homes and Cora Homes.
